The thing to remember is that AC3D textures objects not faces (or surfaces) - so select the surfaces in your object that you want to texture, and from the menu select Surface - Cut away object. Now, go to object select mode and select your new object and from the menu select Object - Load texture and find your texture file and load it. Now, press F-10 and play around with the settings.
