To answer your question, A quad is a 4 corner surface that's not triangulated. Like a box.
To accomplish the "cut" effect, you have to select all the surfaces that you want to "cut" then divide once. That will divide each surface into quarters instead of in half. You then have to combine the 2 surfaces on each side leaving one single line of division, then delete the leftover vertices. It's much more time consuming, but what-a-ya gonna do.
